Cllr Hilary McGuill discusses the contentious plans for land between Rose Lane and Overdale Avenue with a local resident
The Unitary Development Plan has now been published and below summarises the references to sites within the New Brighton and Argoed Wards.

Land on the Sychdyn - New Brighton Road. The area proposed fronting this road at Mynydd Bychan which Quentin earlier referred to as a paddy field has been excluded from the plan for proposed development.
Land at the Junction of the A494 and A5119 New Brighton has not been included for development.
The former filling station site on the Main Road - This has been included for residential development as it is of course partly a brown field site.
The garden area opposite Bryn Derw Bryn-Y-Baal - This has been excluded from residential development.
Land off Llys Gwynant Bryn Y Baal - The area the planning department wanted to allocate for Housing has been rejected by the inspector. This would have added about 70 houses and drew a wide range of objectors. The inspector did not reject it on a balance of probabilities but on the grounds it was thoroughly unsuitable.
Land at the rear of Overdale Avenue - The area was rejected by the inspector and remains agricultural land.
Land between Rose Lane and Overdale Avenue - This is the very contentious proposal that has been accepted by the Inspector. She has accepted the arguments put forward by Hilary and Quentin that the drainage arrangements are well below standard. The surface water drain that would carry the water from the new highways and we would contend the roof drainage from the site goes across the fields to Llong. The area must be too wet for soakaways surely. Without major expenditure the main road surface drains are full to capacity. We would contend that any permission must include the relaying of the drain to Llong by the developer (very expensive but necessary). Additionally the recent Corby Council Court Decision will complicate matters for any intending developer as the land has been an old tip. We shall be continually pressing Welsh Water and the Pollution Control authorities for very tight conditions. The vehicular access onto the Mold Road at Mercia Drive is envisaged to be by means of a roundabout. Not a roundabout as we understand it but a painted circle on the road. It has to be that, as buses turn right and left at that junction as well as brewery and other lorries servicing the shops.
